Getting to Know Sotogrande

Before you fall in love with a property, you need to fall in love with a place. Here’s what we think you should know about where we live — and why, after all these years, we still wouldn’t want to be anywhere else.

Getting to know Sotogrande
01

What international schools are in Sotogrande?

This is one of the questions we get asked most, and honestly it’s one of our favourite ones to answer — because the schools here are a genuinely big part of why families choose Sotogrande over everywhere else.

The anchor is Sotogrande International School, known as SIS, which has been here since 1978. It offers an International Baccalaureate curriculum for children from as young as six months right through to 18, with a teaching staff of over 220 educators and more than 1,300 students from over 50 nationalities. It’s ranked among the top 75 IB schools globally and top 5 in Spain — which means your children are getting a genuinely world-class education, not just a good one by local standards. The school offers both day and boarding options, and teaches all three IB programmes: Primary Years, Middle Years, and the Diploma.

There’s also an elite sports programme in collaboration with specialist academies, so student-athletes can pursue golf, polo, tennis, swimming, and basketball alongside their studies. It’s one of the very few places in the world where a child can compete seriously in sport and receive a top academic education in the same place, at the same time.

For families who prefer a different approach, the International Montessori School (IMS) in Sotogrande offers a bilingual Montessori education in English and Spanish, accredited internationally and by the regional government of Andalusia. It’s a wonderful option for younger children, and for parents who believe in child-led learning.

The schools are the heartbeat of this community. Many of us at BM are parents ourselves, and we understand what it means to get that decision right.

How far is Sotogrande from Málaga and Gibraltar airports?

This is practical, and it matters — so let’s give you the real answer.

Gibraltar Airport is the closest, just a 25-minute drive from Sotogrande. For UK families in particular, that’s a remarkable thing. You can land in Gibraltar, clear passport control, and be sitting in your garden with a glass of wine in under half an hour. Flights from London Gatwick or Heathrow take around three hours direct, which means a Friday evening flight gets you here for supper.

Málaga Airport is around an hour and a half by car along the AP-7 motorway — longer, but Málaga is the major international hub for the region, with routes from across Europe, the Middle East, and beyond. From cities like Berlin, Zurich, Amsterdam, and Rome, direct flights into Málaga run at around three hours, making Sotogrande straightforwardly accessible for northern European families.

There’s also Jerez Airport, around an hour’s drive from Sotogrande, which is a quieter option for those flying from certain national and northern European destinations.

Between Gibraltar for short-haul convenience and Málaga for the wider world, Sotogrande is genuinely well connected. It’s a lot easier to get here than people often expect.

03

What is the cost of living in Sotogrande?

We’ll give you an honest answer here, because we think that’s more useful than a glossy one.

Sotogrande is a premium address, and the cost of living reflects that — particularly when it comes to property and international school fees. But the honest truth is that day-to-day life in southern Spain remains considerably more affordable than equivalent lifestyles in London, Zurich, or Stockholm. Dining out, groceries, healthcare, utilities — all of these sit comfortably below what you’d pay in most northern European cities.

A comfortable lifestyle for a couple in Sotogrande — covering rent or mortgage, dining, and leisure — typically runs in the region of €3,500 to €5,500 per month. For families with children in international school, fees are the significant additional line item, and worth factoring in carefully. But many families find the overall package — the lifestyle, the weather, the safety, the schools — represents extraordinary value compared to what the same money would buy them at home.

Rental prices for a one-bedroom apartment in Sotogrande start from around €1,200 to €1,800 per month, with family villas ranging considerably depending on size, location, and specification.

What people consistently tell us, once they’ve been here a year, is that the cost of living question starts to feel different. Not cheaper, necessarily — but better value. The quality of what you’re getting for your money here is hard to match anywhere else in Europe.

04

Is Sotogrande safe?

Yes. Genuinely, yes — and we say that not as a sales pitch, but because it’s one of the things residents here feel most strongly about.

Sotogrande is widely considered one of the safest and most family-oriented locations in all of Andalusia. The low-density urban planning, secure and well-maintained residential communities, and low crime rates create an environment that appeals to families looking for a permanent base or a holiday home they can feel completely relaxed in.

Security is visible everywhere — at each entrance there are security checkpoints with guards, most streets have CCTV, and there are frequent patrols around each neighbourhood. The gated nature of the community means that access is controlled, and residents genuinely know their neighbours. There’s a collective watchfulness here that isn’t anxiety — it’s just people who care about where they live.

For families with children, this matters enormously. Kids cycle and walk and move around with a freedom that’s increasingly rare. With over 300 days of sunshine a year and an outdoor lifestyle at the heart of everything, that freedom is one of the great gifts of raising children here.

We’ve had families tell us that the safety of Sotogrande was the deciding factor — not the golf, not the schools, not even the weather. Just the feeling that they could breathe out.

05

What’s the community like for families, retirees, and expats?

This is the question that, when we answer it, we always want to get right — because the community is everything here. The property is just the beginning.

Sotogrande has a large and genuinely diverse expat community, with people from all over the world, but there’s a real sense of family that runs through everything. British, German, Dutch, and Scandinavian residents have long called Sotogrande home, forming strong expat networks and social groups that offer a warm welcome to newcomers.

For families, the rhythm of life here revolves around the schools, the sports clubs, the beach, and each other. Children make friends quickly — partly because the international school creates a natural gathering point, and partly because Sotogrande is simply the kind of place where people talk to each other. Weekend polo matches, the marina on a summer evening, the Christmas fair in the village — these aren’t tourist experiences. They’re just life here.

For retirees, Sotogrande offers something increasingly rare: a place that is genuinely beautiful, genuinely safe, and genuinely alive without being overwhelming. There’s a rich social calendar — from golf clubs and sailing groups to cultural events and charity initiatives — and the pace of life is exactly right for people who’ve earned the right to enjoy their days properly.

In the summer, the community expands as Madrileños arrive with their families, filling the area with energy and the upbeat Spanish approach to life. And in the quieter months, there’s a closeness to the year-round community that many residents say is their favourite thing about living here.

We’re a family business, and we’ve been part of this community for a long time. When someone asks us what it’s like, we always say the same thing: come and spend a weekend. The place answers the question better than we ever could.
