Do you manage long-term rentals?

Yes — and honestly, this is one of the parts of what we do that means the most to us.

Long-term rentals are where real life happens. It's the family who's just arrived in Sotogrande, the kids starting at one of the international schools, a couple of suitcases and a lot of hope. Getting them into the right home — the right garden, the right space, the right neighbourhood — that's not admin. That's someone's fresh start, and we feel the weight of that.

We offer two types of long-term rental. The first is a full twelve-month tenancy — ideal for families and individuals who are planting roots here properly. The second, and the one where we currently have the most availability, is the school-term rental: September through to June or July. It follows the academic calendar of Sotogrande's international schools almost exactly, which makes it a perfect fit for families relocating for the school year — arriving in September ready for the first day of term, and heading home when the summer begins.

We manage rental properties across the whole of Sotogrande, from spacious family villas in Sotogrande Costa to more private hilltop homes in Sotogrande Alto. We handle everything on behalf of our landlords — tenant sourcing, contracts, check-ins, maintenance coordination — so that both sides of the relationship feel looked after.

Do you handle holiday lets?

We do — and Sotogrande is genuinely one of the best places in southern Spain for it.

But we'll be honest about how the short-term rental market here actually works, because you deserve a clear picture before you plan around it.

Short-term rental in Sotogrande is really a summer story. July and August are when this place comes alive — the polo, the marina, the families who've been coming back for twenty years because nowhere else quite compares. That's your window. And within that window, the most sought-after weeks are the last two of July and the first two of August. Those four weeks are where the real demand sits, and the rates reflect it.

What you'd expect to earn per month on a long-term rental is roughly what you can achieve per week during peak summer. That's how concentrated the value is in those weeks.

We do get asked about Christmas and Easter. The honest answer is that demand in Sotogrande at those times of year is much softer. We'd rather tell you that now than have you holding out for bookings that are unlikely to come.

What yields can landlords expect in Sotogrande?

We’ll always be straight with you — because you deserve a real answer, not a headline figure designed to get you excited.

Sotogrande is not a high-volume rental market. It never has been, and that's part of why it works. The community is private, considered, and residential at its core. Yields here tend to be steadier and more sustainable than the peaks-and-troughs you might see in more touristy coastal areas.

Long-term rental yields in Sotogrande typically sit in the region of 3–5%, depending on property type, location, and specification. Well-presented villas in La Reserva or frontline golf properties in Sotogrande Alto tend to perform at the stronger end of that range. Seasonal holiday lets can generate more concentrated income over the summer months — particularly July and August — when demand is strong and rates reflect that.

But most landlords who come to us aren't purely yield-driven. They own beautiful properties here. They want those properties cared for, occupied by the right people, and generating something meaningful while they're away. That's what we help them achieve.
