Why BM Sotogrande

There are plenty of estate agents in Sotogrande. There is only one BM family. Ask any of our clients what sets us apart and they will not mention our property portals, our photography, or our office screens, although we are proud of all of those things. They will tell you something simpler. Something you cannot manufacture or put in a brochure. They will tell you that we made them feel at home.

How long has BM Sotogrande been in Sotogrande?

Bradley Falconer has been working in Sotogrande property for over 20 years.

It all started when Bradley moved to Sotogrande from South Africa and had the great pleasure of working for Predio 2000, the company headed by Antonio Casado, a very well-known local architect. Bradley was an architect himself. When the economic crisis hit and Predio 2000 decided to close its doors, he took everything he had learnt there and did something different. He opened Beautiful Mediterranean Properties, known to everyone as BM Sotogrande.

Architecture had taught him how to work with a client, not against them: how to listen closely to what someone is hoping for and help bring that vision to life. He also brought an architect’s eye to property, the ability to look at a house and see what it could become, not just what it is today.

He built the agency on those two things, and he has taught them to his team, so everyone at BM approaches buying and selling with the same ethos.

And the relationship doesn’t end when the sale does. We support our clients long after completion, so they feel part of the bigger BM family.

02

Who is on the team, and which languages do you speak?

BM Sotogrande may feel predominantly English, but every member of our team speaks fluent Spanish. Lourdes also speaks Portuguese and French, and she is always learning something new.

What we’re proudest of is the team itself. BM Sotogrande is inherently a family business, with the Falconer family at its centre:

  • Sabina, Head of Sales
  • Kaye, Head of Marketing
  • Bradley, the architect who started it all, who oversees BM Sotogrande alongside running his own architectural practice

The rest of the team pull together as if we are all one big family. Maria José, our Office Manager, has been with us for over 10 years, and Lourdes, our Senior Sales Director, for over five.

We support each other, and we support our clients in the same way. Whenever a client walks into our office, they feel like part of the BM team too.

03

What is a boutique agency, and why is BM Sotogrande one?

BM Sotogrande is your local boutique agency.

So what does boutique actually mean? Many of the big names in real estate are franchises. A franchise licenses a famous brand and operates under its rules, systems and standards. A boutique agency is independent. It answers to no head office and no external body, only to its clients.

That’s us. We’re independent, so we have the freedom to do things our way:

  • We present every property the way it deserves, with our own eye for detail, our own photography and our own story, not a template handed down from somewhere else.
  • We work the way that suits you, not the way a corporate manual says we should.
  • We build a bespoke experience around each client, because no two clients, and no two homes, are the same.

You deal directly with the people who know your property or your search inside out. Decisions are made quickly, because there’s no chain of approval, and your home is never just one listing among thousands.

We also bring real local knowledge. Bradley has worked in Sotogrande property for over 20 years, and the whole BM team shares that experience.

A franchise is only ever as good as the people in that particular office. At BM Sotogrande, you’re not choosing a logo. You’re choosing us.

04

Do you work with buyers as well as sellers?

Yes, and a good deal more besides. BM Sotogrande is a very flexible agency. We work with:

  • Buying
  • Selling
  • Renting: holiday lets / short-term lets and long-term lets

But if we’re honest, we don’t think of people as buyers or sellers. We simply have clients, and they come to BM Sotogrande because of what we offer: the service, the team spirit, and the feeling of being part of something bigger.

And once you’re part of the BM family, you lean on us, and we love that.

05

Which areas do you cover?

Sotogrande is our home. It’s our area of expertise and the area we specialise in. We know the value of the house on one street and the house on the next, and we have always made Sotogrande the priority of our agency’s focus.

That said, we often have clients who ask us to represent them further afield. On occasion we go further up the coast or further down it, usually for a specific client who has asked us, as their specialist boutique agency, to look after their property. In those cases we work alongside other agents in the area to make sure the property gets the right coverage.

Very often it comes down to trust. Some of our clients ask us to help them find a property in Marbella, Estepona or Tarifa because they know we’ll never push or pressure them. We work gently, in an advisory role, and we give honest recommendations, because we’d rather you found the right home than made a quick sale.

06

Do you offer architecture and design services?

Yes. Our in-house architect, Bradley, also runs his own architectural practice, and that’s a real bonus for our clients. Bradley is always there to support the sales team, and he will happily visit a property and advise our clients on it.

It’s a familiar story: you find a house you love, and then you start thinking about the changes you’d like to make. Perhaps you want to knock down a wall, but it turns out to be a supporting wall.

Bradley is very happy to share his knowledge and advice before you buy, so you can be confident that whatever you choose, you’ll be able to make the project you have in mind. That is a great advantage over agencies that don’t have an architect in-house.

It’s a lovely service to offer our clients. Sometimes it turns into additional work for Bradley, and sometimes it doesn’t. But it isn’t our focus. Our focus is making sure you find the right house, one that is perfectly suited to your needs.

07

What is “Sabina: What’s Behind the Door”?

Sabina: What’s Behind the Door has become a very popular series, and we make one for every property we possibly can. Owners love it, and it’s a great way for buyers to have a good look around a house before they come for a viewing.

Sabina adds the important information a buyer would need to know, which helps you decide whether the house is right for you before you ever step through the door.

We’ve also added Lourdes’ Keyhole Tours. Lourdes has a different take, and she and Sabina each put their own spin on these very useful pre-visit property tours.

And once you’ve got to know them on YouTube or Instagram, it makes it so much easier when you meet them in person, because it feels like you’re already friends. Knowing the way we work at BM Sotogrande, sooner or later you definitely will be.

08

What support do you offer after the sale?

Once you’re in, you’re in for life

The BM family is not a marketing phrase. It is the most accurate description of how we work and who we are.

Around 90% of our clients have just moved to Sotogrande when they first come to us, so they need support with where to go, what to do and what to see. Our after-sales service never really ends.

We have clients who completed with us years ago who still call to ask if we can recommend a taxi, help a cousin find a property in a hurry, or simply check in because they know we will always pick up the phone. Nothing is too small. Nothing is too much trouble. If we can help, we will, whether it is related to property or not.

We socialise with our clients. We look after them. We celebrate with them when they find the right home and we support them when the process gets complicated. You cannot help but become invested in your clients.

The transaction ends at the notary. The relationship does not.

Our door is always open, literally

Pop into our office in Pueblo Nuevo any day of the week and you will likely find a familiar face or two. We have a lovely garden at the back of the office, and over the years it has become something of an unofficial gathering place for the BM family.

Clients from ten years ago still stop by for a coffee and a catch-up. They pull up a chair in the garden and tell us how they have settled in, how the house is coming along, how their children have taken to the local school, how much they love their new life in Sotogrande. And we genuinely want to hear every word of it.

Long after they have stopped buying, or have settled, or have even sold and are still here, we love seeing them. Once you’re in the BM family, you’re always in the BM family.

The coffee is always on. Come and find us.

Come and meet us

There is no obligation, no hard sell, and no pressure. Just an honest conversation with a team that loves what they do — over a coffee in the garden if you like.
